Redevelopment and intensification are becoming the new “normal” for development in southern Ontario. Our in-house expertise and our experience in assembling and coordinating consulting teams is well suited to addressing the complexities of these projects.

We have many successful projects including an industrial subdivision in a former gravel pit, new medium density residential development on under-utilized properties, and residential waterfront land condominium on former rail lands.

We have been part of project teams for the redevelopment of former port lands and railway lands for mixed use development, the renewal of a former municipal water supply and electrical power facility as a state of the art municipal substation in a downtown area, and the construction of high rise residential buildings on former industrial lands. Our responsibilities ranged from project coordination, planning and environmental approvals, site engineering to construction supervision.

Redevelopment Planning and Engineering Expertise

  • Brownfield Redevelopment
    Brownfield sites include abandoned or underused industrial and commercial facilities that are available for re-use. Expansion or redevelopment of these properties may be complicated by real or perceived environmental contaminations.
  • Greyfields Redevelopment / Intensification
    Greyfields are typically old and abandoned retail and commercial sites and parking lots. Often these sites represent opportunities for mixed use and intensification within urban areas.
  • Environmental Site Assessments

Brownfields Redevelopment Allandale Station – City of Barrie

The New VR, a subsidiary of CHUM Limited, proposed the redevelopment of the Allandale Station and surrounding former railway lands for a new broadcast centre. Rezoning and Site Plan Approval for the project involved an extensive environmental site assessment, removal of contaminated soil, an archaeological assessment and artifact salvage operation, complex land ownership and easement issues, consultation and negotiation with the Ontario Heritage Foundation and detailed engineering of site servicing. Skyline International Development Inc. has proposed extensive rehabilitation and major redevelopment of the former CP Rail port lands in Port McNicoll for residential, commercial and open space uses. We are providing planning, environmental and detailed engineering services for the project.

This condominium project was developed on a small river front property formerly occupied by tourist cabins. Our firm was responsible for the zoning amendment, condominium application, site plan approval and design and approvals for the site servicing works.

Barrie Hydro Distribution Inc. - Mary Street Substations - City of Barrie

Barrie Hydro Distribution Inc. – Mary Street Substations – City of Barrie

We were retained by BHDI for the coordination of a consulting team to provide planning, design, approvals and construction administration process for the redevelopment of a former water supply station booster and electrical substation site to a state of the art municipal substation in downtown Barrie. The project team was required to address aesthetic and compatibility issues related to other City facilities, property transfer and encroachment matters, site contamination and potential vibration impacts on nearby buildings.

Marina Bay is a high rise condominium project located at the west end of Kempenfelt Bay in the City of Barrie that was constructed on the site of a former tannery. Our work included design, approvals and construction supervision for the site servicing aspects of the project.

Welcome Gary Pritchard to the Skelton Brumwell Team!


Gary Pritchard is Senior Aquatic Ecologist. He has 14 years of experience in a supervisory role performing aquatic assessments including fish density and community surveys, spawning assessment, aquatic monitoring with the use of radio and hydro-acoustic telemetry, species at risk/biodiversity studies, fish health investigations surrounding industry practices, traditional ecological knowledge documentation, habitat suitability monitoring and critical habitat delineation, as well as environmental monitoring and modelling with the use of aquatic macro-invertebrates.
In the past, Gary has had the privilege to work on behalf of first nations peoples throughout Ontario. Gary has worked with the Anishinabek/Ontario Fisheries Resource Centre. Through community involvement and participation, Gary was able to design and implement fisheries management strategies alongside building capacity within the communities.
Gary has successfully collaborated with many stakeholder groups, researchers, institutes, government agencies and First Nation communities and political organizations to address environmental concerns and identify practical solutions to fisheries or environmental related issues. Gary also serves as a technical advisor and professor at 2 post-secondary institutes within Ontario.
